Is this a course I watch on my own?
No. Yieldcraft is built around live 1:1 mentoring over Zoom — that's the core of every tier. There's a short, focused video library for the fundamentals so we don't waste your live hours on basics, but the real work happens with a mentor walking a real deal beside you.
Do I need to understand NOI, cap rate, and all that?
Not at all. We show every deal in plain English: what rent comes in, what you keep after costs (about half the rent, as a rule of thumb), and how many years until the property pays for itself. The technical terms are there if you want them — and your mentor translates every number 1:1. Most of our owners had never heard of "cap rate" when they started.
Is this a membership I can just sign up for?
No. Yieldcraft is personal 1:1 — not an open-enrollment membership or a group course. Because every seat is real one-on-one time, there are only 75 seats total. You apply, we review it, and we do a quick 15-minute interview to make sure you're ready to move in the next 30–90 days and serious about your target. If it's not the right time for you, we'll say so — this only works for people ready to act.
What are the tracks?
Three, and they build on each other. Guided (5 hrs 1:1 / mo) is learn-and-plan: set your target doors and income, master financing (residential, commercial, HELOC), bank and lender connections, how to recover your cash by refinancing, closing deals while keeping risk low, and guidance on accounting & LLC. Do It Yourself (10 hrs) adds the done-with-you stack: deals closed by a licensed realtor, tenant contracts & NDAs, contractor access, property management, the full tenant playbook (qualifying, Section 8 with and without, securing rent), and how to market and sell. DIY Advanced (14 hrs) adds portfolio scaling, exit strategy, and deeper tax & entity guidance. Financing is always subject to your credit and each bank's criteria — which is exactly why we interview first.
How much does it cost?
We share pricing on your interview, because the right track — and property-management scope — depends on your situation and how many properties you're running. Apply, and we'll walk you through the numbers with no pressure.
How does the 1:1 mentoring work?
You schedule your Zoom hours with your mentor right in the platform — 5, 10, or 14 hours a month depending on your track. Every session, deal review, and milestone is logged to your record, so your progress and next step are always visible.
Why don't the listings show addresses?
To protect sellers and owners, and to keep our numbers-first process honest, we publish the full metric stack without the street address. Addresses, inspection reports, and rent rolls are shared with you after you apply and interview.
Why Rockford specifically?

Isn't buying now risky?
Here's the thing about a cash-flowing rental: you get paid every month whether prices go up, down, or sideways. Because the rent covers the property, you're never forced to sell into a downturn — you simply hold and keep collecting. If you're making money from day one, there's little reason to sell to a skeptical buyer at a discount. Add Rockford's housing shortage, rising build costs (lumber, steel, copper, tariffs), and the incoming Chicago rail line, and for many owners the bigger risk is waiting on the sidelines. Are the metrics and returns guaranteed?
No. Every figure here — yields, cap rates, NOI — is an estimate based on stated assumptions (including the 50% expense rule). Real deals are underwritten on current numbers before you buy, and you evaluate and own your own risk. Real estate carries risk, including loss of principal.
Are you a broker or financial adviser?
No. We're landlords and mentors — we sell real property from our own high-yield rental portfolio and coach you 1:1 alongside it. We don't sell securities, we don't manage your money, and we never take custody of your funds or your risk, so no broker-dealer license is required. Every purchase closes through a licensed realtor, and all money moves through FDIC-insured banks and NCUA-insured credit unions (based on your own credit) and licensed title & escrow companies — never through us.
Can I do this while working full-time?
That's exactly who Yieldcraft is for. You pick your 1:1 Zoom times, events are on weekends, and the higher tiers hand the operational load — contractors, tenants, management, even accounting — to the platform, so your day job stays your day job.
